Support on the ground from an experienced Project Manager ensuring the client's intent is accurately delivered.
Full-scope delivery pm

design management
Managing multi-disciplinary design teams through complex projects and design stages on traditional or BIM projects. This includes review of submissions for quality and completeness. Not just acting as a PDF post-box.
gc and major package procurement
Planning and administering procurement processes for general contractors and major packages of work including; facades, millwork, kitchen supply and structural works. Taken together with or independently from

Review of designs to identify cost-saving opportunities while maintaining project intent. Includes structured value engineering workshops, material substitutions, and evaluation of buildability risks to avoid unnecessary costs.

Management of procurement of key packages including production of country-specific BoQs. We adapt procurement methodology to the project needs and the location - one size does not fit all.

Contract Admin, Cost Control on site & financial closeout
Day-to-day management of GC costs including all contract administration, variation management and administering change. Includes regular site visits and collaboration with suppliers to close issues as they arise. We work confidently with JCT, FIDIC, NEC or bespoke contract forms.
Full delivery of financial closeout with negotiation for all vendors under management.

Cost Strategy & Planning
Working with client's head office to save money on future projects as well as those currently under-way.
Portfolio-Wide cost benchmarking
Development of cost benchmarking over a range of projects, establishing pricing frameworks for better predictability across markets. Includes first-principles/detail-up building of standard store/restaurant costs using real market data combined with clients own.
Multi-country planning, monitoring & rollout strategy
Creation of structured cost and programme strategies for retail and hospitality brands expanding into new markets or refurbishing existing networks. Includes regional cost variance analysis and development of simple budget standards to use by internal and external teams.
Strategic procurement
Support defining, procuring and managing strategic supply chain partners. This may be framework GCs, millworkers, key materials suppliers. We support with setting up centrally procured partners to work with clients for the long term.

We can partner to provide any of our other services to enhance your offering and support you on a project. The below is a suggestion of the most common appointments we provide to our architectural partners.
GC Procurement and contract administration
Clients often expect the architect to also manage all procurement and construction management. We know this isn't always the preferred way to work. We cover all BoQ production, tendering, contract administration and closeout/final account.
We can report either through you or directly to the client.
Design budgeting and cost validation
Cost validation of designs to ensure the team is designing something that is within budget. This includes early stage estimating and pre-tender estimation to allow design teams and clients to see areas they may need to work on before tender- rather than wait until the project is too far progressed to realise there may be issues.
International PM support
Allowing you to follow clients overseas with confidence. Opening stores in different markets requires existing networks of suppliers and partners which not all practices have. We work with UK or US practices to provide the contact networks and the on-the-ground management needed for successful projects - allowing you to benefit from opportunities you may have otherwise had to pass-up.
This includes support building localised professional teams for compliance.
LEA Services
Where brands and operators need to localise existing designs.
Note - we do not provide LEA services on their own. We partner with professionals to form the team a wider team only when we are also undertaking a PM role.
We provide a "one-stop-shop" service, collecting and managing the local teams needed to build in the UK. This includes permitting, building control and drafting CD sets. In all these cases, we work with trusted partners to deliver these services - simplifying the process for international clients.
We work in this way on smaller projects only. When working like this, clients agree to a direct warrantee and insurance relationship with our partner for all design work requiring legal accreditation - a process we manage to ensure it is hassle free.
Permitting & Planning Applications
Preparation and submission of planning and permitting applications, in partnership with local architectural firms or planning offices. Includes coordination with regulatory bodies and landlord approvals.
Building code compliance / CDM / Regulatory approvals
Tender packages
Conversion of DD stage drawings to tender sets. Partnering with the most appropriate of our local partners depending on the project needs.
Landlord liaison, submission and approvals
Coordinating Landlord Requirements for licence to alter or mall approvals (typical phase 2 submissions). We produce all approval documentation and manage the process end to end including collating and reviewing material certifications etc. This service is provided fully in-house.
